Short Cuts in Property Development

Last Friday night saw the celebrations of the National Property Council Awards. The event is the mainstream event on the Property Calendar and this year attracted 1600 guests at the Spark Arena in Auckland to witness who the various winners were in the various categories. This event attracts all people who are associated with the Property Industry. It was a "sea of black" dominated by male attendees all in Penguin Suits.

Auckland Apartments Scaring Off Potential Buyers
Paul Keane

I sense that the apartment market in Auckland has gone off the boil.  From general chit chat with those in the industry, it seems that apartments above a threshold of about $800,000 are proving more difficult to sell. Recent visits to new apartments in the process of being completed and almost ready for occupation suggests the size and layouts will be a challenge for the future.

Talk of shopping centre decline, truth or just gossip?
Paul Keane

I really struggled over the weekend with stories as to the potential decline and future of shopping centres. Two story's relating to this was in the NZ Herald, and a lead article on TV One News - suggesting that the Wellington CBD was affected by a decline in retail sales. In fact the latter report suggested that the CBD was 0.7% down on sales. How come these stories emerge? I am not sure frankly, but I put it down to people making stories up out of nothing.

From the Supermarket to Demand for Specialty Food Shops
Paul Keane

I had a call last week from a member of the media asking me for comment on the future of Big Box retailing. In the face of closure of a number of the stores across the USA, it seems that there is a focus currently worldwide on the future of department stores and larger retailers.  My opinion is that there is no current need to worry.  In New Zealand there has been a focus on The Warehouse Group, and some people suggested that Kmart were eating into The Warehouse’s market share.
