Prior to the Christchurch earthquakes, Eastgate was a 31,000m2 regional retail centre, which despite its size and mix, needed to work hard to compete against its counterparts. The earthquakes destroyed nearly 3000m2 of high revenue specialty shops as well as the centre car park building.

The centre owners were unconvinced by proposals from their regular architects, who wanted to rebuild Eastgage by maximising the gross floor area, so they came to RCG to provide a more insightful and alternative approach.

Based on catchment research and RCG’s own market awareness RCG created a strategy to reposition Eastagate as a fully accessible community convenience centre.

Recognising the market favoured ground level, open centres, we created additional leasable space on the one level with an improved, ground-level only parking solution. And working closely with the council’s planners and urban designers, we obtained resource consent for the new layout.

The newly developed space is leasable and economical to build, and as a car parking building was not required, the feasibilities show a more attractive return to the centre owners.
